There are many tips you are sure to hear while in the process of buying a home. One important tip for any buyer starts with the seller. When buying a home, it is of course important to consider who you’re buying from, and finding the right seller is an important part of making the buying process work best for you. But what makes the right seller?

 

The first step in finding the right seller is knowing about your seller.

Finding and knowing your seller can not only help you to achieve the best deal or your needs, but also avoid headaches and complications in the process. A highly motivated seller can be a great seller, presenting you with opportunities to snag a home faster and cheaper than when working with a less motivated seller. 

 

A good question to ask the seller, or to have your agent ask, is why they are selling their property. A highly motivated seller might be relocating soon for a new job or to alienate financial troubles. Some questions can also be answered without even asking. Is the seller a growing family in a small starter home? An elderly couple in a multi-story family home? Is the house empty and unfurnished? These are all clues that the seller is motivated to work fast, which can work to your advantage as the buyer.

 

 A time-motivated seller is a great opportunity for you, as the buyer, to get the property at or below market value. If they need to move fast, and you can make an offer, you have a better chance of them accepting. Whatever the reason they’re selling, the property owner has a problem they’re trying to solve, and if you can be their solution it can help you to make a quicker buy at a price that works for you.

 

There are some red flags to pay attention to, which could indicate that a seller’s motivations might not be in the right place. If the seller does not own the entire property or has outstanding liens against the property, it may be difficult to work through the buying process with them. If they continuously delay a move-in date, they may not be as motivated to sell as they seem. If they continuously push back home inspections, there may be problems with the property they have not yet or are unwilling to disclose. All of these potential hints are worth consideration as you work to find the right seller. 

 

Finding the right seller is one of the most important tips you can take to heart throughout the entire buying process.

 

Of course, there may be no such thing as the perfectly right seller, but taking the time to figure out which sellers are truly motivated and which are not can save you time, money, and headaches in the home buying process. Find the best seller and find the best deal that works for you and all of your home buying goals.

First Time Home Buyer

The Truth Behind Buying Your First Home

Let’s be honest, buying a home for the first time can be very nerve racking. To start off, you have to find where you want to move to, and if it would logistically work for you. Then, (one of the most important steps), you have to consult with a Lender to see what price range you should look into. After this, the fun begins! You get to start looking at homes that best suite you (YAY)! But where should a First Time Home Owner begin their House Hunt? This is where a Realtor comes into play. Through this blog post, you will learn the truth behind the Home Buying Process.

The Jennifer Bullock Team will set searches within your criteria, to help match you with the home of your dreams. We consider ourselves “Home Matchmakers” because that’s exactly what we do. When a First Time Home Owner comes to us, they usually don’t know where to begin, and that is TOTALLY normal. We start off the hunt by looking at homes that correspond with the type of loan the First Time Home Owner is obtaining. The worst feeling for both the Realtor and the Client is taking a First Time Home Owner into a home, they fall in love, and then realize it is out of their price range. This is why it is so important that the First Time Home Owner consults with a Lender before they start touring homes. It saves so much heartache in the end. 

 

After the Jennifer Bullock Team has grasped an idea of the “perfect” home the First Time Home Owner is on the hunt for, we start pulling searches of homes in that criteria. Then the real fun begins… we get to start touring homes!!! You will soon realize that homes are not always as they appear on websites. It’s almost like a dating website in a sense. Realtors/Home Owners always choose the best pictures of the home to advertise, thus sometimes your expectations are not always met. 

 

BUT… once you find the right house, you will know!! Once you know your heart is set, the Jennifer Bullock Team will call the Listing Agent, and let them know an Offer is on the way. Then the Jennifer Bullock Team gets hard to work on writing the Offer and obtaining your signatures for all the necessary documents. 

 

Then, after the Offer gets accepted, the Seller will sign the contract and everything will become OFFICIAL! After this the Buyer will be expected to write an Earnest Money Check, and in some cases a Due Diligence Check. Earnest Money will be held in Escrow until Closing, and be used towards Closing Cost. In some cases Sellers will ask for Due Diligence Money. This check is non-refundable and is made out to the Sellers. A Due Diligence Check, basically shows the Seller that the Buyer is serious and it strengthens the Offer. 

 

After we are Under Contract and Closing and Due Diligence Dates have been set into place, the Jennifer Bullock Team will schedule all necessary Inspections. If there is anything the First Time Home Owner wants repaired it is imperative that this is addressed before the Due Diligence Date. Before the set Due Diligence Date the Jennifer Bullock Team can negotiate repairs. 

 

SOOO.. after all Inspections and after the Due Diligence Period… we… WAIT! With the Closing Date right around the corner the new Home Owner has time to schedule all the moving procedures. The week before Closing the Jennifer Bullock Team will send out an email with all the Utility Companies needed for the First Time Home Owners area. The new Home Owner will need to call and have all the Utilities switched into their name the day of Closing. The Attorney will contact the Buyer with information regarding funds. Some Attorney’s will have the Buyer wire money, while others require Certified Checks. 

 

Finally, the time has come and we are at the Closing Table. The Attorney has prepared all the documentation, and all they need is your signature! After Closing, within a few hours the Property will have Recorded and the Home will officially be YOURS!!! What’s a Real Estate Agents favorite word besides Under Contracts; it’s SOLD!!!

When people ask me why I love selling Real Estate; my answer is always the same, “I love working with people. I love finding them the perfect home, and watching the lives they form within that home.” I love watching them turn a house into a heart felt, warm loved home. I wanted to share some of my favorite Clients, and their Real Estate Journey.

 

The Covell’s Success Story…

 

Meet Del and Vickie. Vickie recently had a stroke, which lead her to have to sell her “dream home,” on 1117 Veranda Court in Waterford. They knew they were only getting older, and being so far away from family just wasn’t realistic. So they decided they needed to move back to Greensboro, where they could have their support system.

Her Daughter was a past client of The Jennifer Bullock Team, so when it was time for them to list their home, they called me! As soon as I sat down with them, I knew they loved and valued their home and that Selling was going to be hard for them. After days of creating the perfect customized marketing strategy, and multiple home photo shoots later, they were ready to List their home.

The customized marketing plan worked! Their home was under contract within 24 hours, FULL price MULTIPLE offers. Del and Vickie were so surprised! Vickie bragged that “there wasn’t even enough time to get the sign in the yard! My neighbors didn’t even know I listed my house and then it was Under Contract!” Del, with tears in his eyes, said "kiddo, you did it again!"

 When it was time for them to sign the Contract, they were teary eyed. Realization hit that they were leaving their dream home. It had always been their goal to retire in Wilmington, and live out the rest of their lives at the beach. Vickie was worried she was going to forget all the wonderful memories her home had encompassed for 14 years. I quickly gathered all the pictures we had taken of their home, and created a Photo Album for them to have for the years to come. With that worry out the window, the Covell’s seemed ready to let go of their home on Veranda Court, and started embracing their Greensboro journey! That next weekend they went to Greensboro to go House Hunting for their new home. Lucky enough, they found one on their first trip!

 A month flew by quickly and the Closing Disclosure was ready for signatures! Del and Vickie were all packed up and awaiting their Greensboro Closing! It was a bittersweet moment knowing they were moving, however the Jennifer Bullock Team was, once again, able to successfully help Homeowners find their new dream home, even if it meant letting go of their old one!!

We will miss Del and Vickie, but they are only 3 hours away. I'm sure we will hear from them from time to time. Keeping us up on all their life events.
