The Truth Behind Buying Your First Home

Let’s be honest, buying a home for the first time can be very nerve racking. To start off, you have to find where you want to move to, and if it would logistically work for you. Then, (one of the most important steps), you have to consult with a Lender to see what price range you should look into. After this, the fun begins! You get to start looking at homes that best suite you (YAY)! But where should a First Time Home Owner begin their House Hunt? This is where a Realtor comes into play. Through this blog post, you will learn the truth behind the Home Buying Process.

The Jennifer Bullock Team will set searches within your criteria, to help match you with the home of your dreams. We consider ourselves “Home Matchmakers” because that’s exactly what we do. When a First Time Home Owner comes to us, they usually don’t know where to begin, and that is TOTALLY normal. We start off the hunt by looking at homes that correspond with the type of loan the First Time Home Owner is obtaining. The worst feeling for both the Realtor and the Client is taking a First Time Home Owner into a home, they fall in love, and then realize it is out of their price range. This is why it is so important that the First Time Home Owner consults with a Lender before they start touring homes. It saves so much heartache in the end. 

 

After the Jennifer Bullock Team has grasped an idea of the “perfect” home the First Time Home Owner is on the hunt for, we start pulling searches of homes in that criteria. Then the real fun begins… we get to start touring homes!!! You will soon realize that homes are not always as they appear on websites. It’s almost like a dating website in a sense. Realtors/Home Owners always choose the best pictures of the home to advertise, thus sometimes your expectations are not always met. 

 

BUT… once you find the right house, you will know!! Once you know your heart is set, the Jennifer Bullock Team will call the Listing Agent, and let them know an Offer is on the way. Then the Jennifer Bullock Team gets hard to work on writing the Offer and obtaining your signatures for all the necessary documents. 

 

Then, after the Offer gets accepted, the Seller will sign the contract and everything will become OFFICIAL! After this the Buyer will be expected to write an Earnest Money Check, and in some cases a Due Diligence Check. Earnest Money will be held in Escrow until Closing, and be used towards Closing Cost. In some cases Sellers will ask for Due Diligence Money. This check is non-refundable and is made out to the Sellers. A Due Diligence Check, basically shows the Seller that the Buyer is serious and it strengthens the Offer. 

 

After we are Under Contract and Closing and Due Diligence Dates have been set into place, the Jennifer Bullock Team will schedule all necessary Inspections. If there is anything the First Time Home Owner wants repaired it is imperative that this is addressed before the Due Diligence Date. Before the set Due Diligence Date the Jennifer Bullock Team can negotiate repairs. 

 

SOOO.. after all Inspections and after the Due Diligence Period… we… WAIT! With the Closing Date right around the corner the new Home Owner has time to schedule all the moving procedures. The week before Closing the Jennifer Bullock Team will send out an email with all the Utility Companies needed for the First Time Home Owners area. The new Home Owner will need to call and have all the Utilities switched into their name the day of Closing. The Attorney will contact the Buyer with information regarding funds. Some Attorney’s will have the Buyer wire money, while others require Certified Checks. 

 

Finally, the time has come and we are at the Closing Table. The Attorney has prepared all the documentation, and all they need is your signature! After Closing, within a few hours the Property will have Recorded and the Home will officially be YOURS!!! What’s a Real Estate Agents favorite word besides Under Contracts; it’s SOLD!!!
