The Do's and Don'ts During the Loan Process

DO!

  • Do ask Donors for gifted funds as soon as possible, if being used towards your downpayment.  Be sure to ask your Loan Officer about the steps and documentation needed for gifts.
  • Do stay current on all your payments.
  • Do Continue to use your credit cards as normal.  Changing your pattern could raise a red flag, causing your credit score to decrease.
  • Do wait to make any major purchases, such as a car or a boat, until after your loan has funded.

 

DON'T!

  • Don't keep cash in a safe or overseas account fi you plan to use these funds as a downpayment.
  • Don't close credit card accounts.  Keeping your accounts open after you have paid them off lowers your debt-credit ratio.  If you close credit card account, it may appear as your debt ratio has gone up.
  • Don't apply for new credit.  Multiple credit inquiries may hurt your score.
  • Don't make career moves.  Your mortgage lender must verify your employment, so its crucial to maintain your employment status.

Real Estate Market in Pender County

The real estate market in Pender County is on a positive up swing. If you look at just the sales prices in 2015 vs 2016, we are up 1%. Meaning homes are selling for MORE this year than 2015. This real estate market report for Pender County shows the amount of active listings from 2015-2016 has decreased from 3,262 to 2,685 (-17.7%).   What does that mean to you? The real estate market is now shifting for Pender County. There are less homes for sale (17.7% less than 2015),  and they are selling for MORE money (1% higher).

With the Pender County real estate market moving in such a positive direction the market absorption rate has lowered by nearly 35%.  So if no other homes got listed today in Pender County. We’d be out of homes to sell in just 6 months. That’s 4 months faster than 2015.

The real estate market in Pender County has had such a positive change. The average days on the market has gone from 99 days in 2015, to only 32 days in 2016. That is a decrease of 67%!  Even the average sold price has increased from 2015 by 1%, taking it from $273,835 in 2015 to $278,381 in 2016.  This reflects the list price vs sales price ratio which put sellers at receiving 97% of their asking price.  This speaks loudly of how well the Pender County Real Estate Market is doing and will continue to do.

The real estate market in Brunswick County is on a positive up swing. If you look at just the amount of homes sold in 2015 vs 2016, we are up 3.7%. Meaning homes are selling for FASTER this year than 2015. This real estate market report for Brunswick County shows the amount of active listings from 2015-2016 has decreased from 8,575 to 8,054 (-6.1%).  What does that mean to you? The real estate market is now shifting for Brunswick County. There are less homes for sale (6.1% less than 2015), we are selling MORE homes (3.7%) and they are selling for or very close to listing price.

With the Brunswick County real estate market moving in such a positive direction the market absorption rate has lowered by nearly 26%.  So if no other homes got listed today in Brunswick County, we’d be out of homes to sell in just 6 months. That’s 3 months faster than 2015.

The real estate market in New Hanover County is on a positive up swing. If you look at just the sales prices in 2015 vs 2016,  we are up 2%. Meaning homes are selling for MORE this year than 2015. This real estate market report for New Hanover County shows the amount of active listings from 2015-2016 has decreased from 8,099 to 7,901 (-2.4%) and the sold listings have increased from 3,260 to 3,535 (8%).  What does that mean to you? The real estate market is now shifting for New Hanover County. There are less homes for sale (2.4% less than 2015), we are selling MORE homes (8%) and they are selling for MORE money (2% higher).

With the New Hanover County real estate market moving in such a positive direction the market absorption rate has lowered by nearly 27%.  So if no other homes got listed today in New Hanover County. We’d be out of homes to sell in just 6 months. That’s 3 months faster than 2015.

The real estate market in New Hanover County has had such a positive change. The average days on the market has gone from 153 days in 2015, to only 80 days in 2016. That is a decrease of 48%!  Even the average sold price has increased from 2015 by 2%, taking it from $293,792 in 2015 to $300,667 in 2016.  This reflects the 1% increase from 2015-2016 on the list price vs sales price ratio which put sellers at receiving 98% of their asking price.  This speaks loudly of how well the New Hanover County Real Estate Market is doing and will continue to do.
