So excited that you're here with me. today, we are going to be going over the three tips to save you thousands when buying or selling real estate in the Wilmington area. So we have three quick tips for you to save you thousands of dollars.

 

TIP NUMBER ONE:

First tip on ways to save you thousands when buying or selling real estate in Wilmington area:. When you write up your contract, make sure you have enough due diligence time to do all your inspections and your price the seller does not have to extend that date. And if you miss that date, you will lose tenths of thousands of dollars. You you lose not only your due diligence money, but your earnest money as well. So super important to upfront make sure you have that time frame adequate.

 

In Wilmington, I know it  takes us  twenty one days to get home inspections, pest inspections, HVAC inspections, and surveys, appraisals, anything we need done.  I had a buyer who just went under contract in the listing agent came back and wanted me to shorten the twenty one days to five days. And I quickly explained that we could not do that because at the end of those five days, you can ask the seller to extend that time frame, but they don't have to. And if sellers don't extend that date, then all of that earnest money is gone.So, tip number one, giving yourself enough time on the contract to do all the inspections and appraisals.

 

TIP NUMBER TWO:

Second tip on ways to save you thousands when buying or selling real estate in Wilmington area;  if you don't want to sell your house,

don't sell your house. Holy cow. So many people right now are I just, you know, are kind of determining what to do. leverage your house. I've never met one person, and I've been doing the seventeen years, and I don't even know a couple of a couple of thousand homes by now. but I have never met one person that said, I really wish I did not sell that house.Everybody I've talked to says, including me, I remember that house about seven years ago that I only paid two hundred thousand for dang. I really wish I would have kept it. I am telling you to keep it, leverage it. You have a lot of equity in it more than likely. Real estate prices are still going up. As long as you have a lot of equity in it, there are tons of loan programs out there that you can use that equity down on a new home for you.

So I would say use the house that you're in, leverage it, keep it, and build your real estate dynasty. 

 

TIP NUMBER THREE:

The third tip for you, on ways to save you thousands when buying or selling real estate in Wilmington area: don't wait. So if you are one of a lot of people that I was speaking to, that says, I am gonna wait for the market to go down in price. The market is not going down.

 

It is simple supply chain. Supply and  demand, our supply is really,

really low. The demand is really, really high. Tons of people are still moving here. I mean, we're like the top ten highest designation in the United States for inbound people to move. So everybody wants to live here. And our inventory is extremely low. If everything if nobody was to list from here on out, we would be out of inventory in thirty two days.

So our inventory is extremely low. So prices are not coming down. So if you're on the fence, you need to go ahead and buy now while you can afford interest rates, you know, they seem to be leveling off, like, right at five, ive and a half. Is the Real Estate Market Going To Crash?

 

Google says the number one thing people searched on Google today was, “Is the real estate market going to crash?”. We’re here to discuss what’s happening in the real estate market in Wilmington NC. The answer to the question, “Is the real estate market going to crash?”  It’s not crashing here.

 

The market is still hot! The average amount of days for a home to be on the market is 18. That’s down from last year, where the average was 20 days. That’s incredible because that’s the amount of days from when the listing hits the market until the day the transaction closes. When I started real estate in 2007, I would have sellers sign a 12 month listing agreement with me because the average amount of time a house was on the market then was 9-12 months. I think it’s all about perspective. The market shifted from being absolutely insane to just hot, and people are asking, “is the real estate market going to crash?”. If you compare today’s market to the market I started in, today’s market doesn’t look so bleak. 

 

The real estate market is healthy! 6-8 months ago, a house could hit the market at 12:00 PM and I’d have 15 people calling me saying they need me to put in an offer without seeing the house because they are stuck at work and they know they need to jump on this house. People were offering way above asking price with large amounts of due diligence. Realtors didn’t even have time to print flyers before the house was sold, and a ton of agents did nothing more than throw a sign in the yard. Now they’re actually negotiating a little bit. So now, houses are selling quickly, but not within 10 seconds. 

 

Buyers are actually able to go see houses before they submit offers, instead of offering a good deal over the asking price, sight unseen. They can go to open houses, which was not the case 6-8 months ago. The market is still hot enough that buyers do need to be actively looking. Houses are not going to sit on the market, but at least people have a chance to go look at the houses. They have a little breathing room. 

 

The housing supply in the Wilmington area is still low. It’s down 22%from last year. Demand is still high, and only growing. NC is in the top 10 states for inbound moves, and Wilmington is in the top 2 cities in NC for inbound moves. Wilmington is a super desirable place to live. Home values in New Hanover county are projected to rise 5% this year. Over the last 63 years, the appreciation rate averaged at 3.68%, so the present market is well above that 63 year average.

 

The real estate market is one of the best investments you can make, and it always has been. Values have risen 15% over the last year and are projected to rise another 5%. 

Elon Musk even says that the real estate market is the best thing to put your money into. It’s the largest builder of wealth in the world, so when we’re talking about consumer confidence levels in real estate, I’m not going to submit to the doom and gloom that we’re getting from the media. The Fed got behind. They should have been raising interest rates a long time ago, but they waited too long and now they’re playing catch up. Believe it or not, when the Fed raises the Fed funds rate, the more interest rate hikes we see, it’s actually good for long term rates. The rates will come down again. 

 

It’s important to consider interest rates, of course, but I don’t think those rates should negatively impact consumer confidence levels in real estate. I like to think of it this way: You Marry the House. You Date the Rate. You can purchase a home and enjoy the appreciation, and refinance when the rates come back down. If you have the ability to buy, rising interest rates are no excuse to continue renting. 

There are a ton of alternative loan programs out there to empower buyers to make a purchase. When you rent, you’re paying 100% interest and gaining zero equity. Rental rates in the Wilmington area are already so steep, with the average 3 bedroom apartment costing $2K/month, and the rates continuing to climb. So if you pay $2K a month, that's $24K a year that is just gone. 

 

Homeownership is the greatest builder of wealth, so it just makes sense to buy a home. You need a place to live. Media is currently determining consumer confidence levels in real estate, and it’s really a bunch of hype. If you’re watching the news and asking yourself, “Is the real estate market going to crash?”, remind yourself not to buy into the frenzy.

A lot of people moving into the Wilmington, NC area from out of state have questions about hurricane preparation here on the coast. This time of year really brings those questions to the forefront of people’s minds, since we are in the thick of hurricane season. We’re here to answer those questions and put your minds at ease about hurricane preparation. 

 

I was born and raised in Wilmington, and I have never evacuated for a hurricane. If it snows here, or if there is even a threat of a flurry, we start to panic a bit. We are not prepared for winter storms at all, but we’ve got hurricane preparation down to an art. 

 

Hurricanes have a way of bringing people together. You’ll get to know your neighbors better than you did before because everyone comes together, both before and after the storm. Before the storm hits, everyone gets out their hurricane preparation list and starts checking things off and sharing their plans and supplies with one another. Afterwards, we break out the chainsaws and chop up the downed trees and clean up the debris and get everything cleaned up together. It can be a valuable bonding experience.  

 

If you’re in the process of buying a home and you’re under contract, the most important step you can take for hurricane preparation is making sure you get your insurance locked in. Before a hurricane is named, it is a tropical storm. If a tropical storm is projected to hit our area, and you’re under contract on a home, that is when you need to make sure that you’ve gotten your insurance policy set in stone. Once a tropical storm gains enough strength to become a named hurricane and it is projected to hit anywhere within a 100 mile radius of the home you’re under contract on, you will not be able to obtain a policy. That could delay closing, so that is definitely something that you want to have taken care of before you do anything else. 

 

Having grown up here, I can’t remember exactly how many storms have come through over the years, but I would say maybe 5 or 6 have been truly memorable. I think that’s partially because our mindset toward hurricanes is relatively calm, especially compared to how we handle winter weather. Hurricane preparation is second nature to us, so it's much more daunting for most of us on the NC coast to prepare for snow and ice. Usually a hurricane will only set us back a few days at most, unlike several years back when we had an ice storm that literally set the entire area back 3 weeks to a month.   

 

Some other things to consider when it comes to hurricane preparation are what you need to have on hand for the actual storm. People generally think of non-perishables in case the electricity goes out. Peanut butter and canned goods are good to stock up on at the beginning of the season. Bottled water is essential too. One thing I’ve learned is that if the power does go out, the water supply is likely to be contaminated for a couple of weeks so you will definitely be thankful for that bottled water. A couple of other things that I’ve learned to get before a storm are cash and gas. Fill up your tanks and get enough cash to keep you afloat in the event that electricity is out for several days. Credit card machines and ATMs will not work without power so you’ll want to have a form of currency that is usable. 

 

Flashlights, batteries and candles are certainly items at the top of the hurricane preparation checklist, in case you wind up without electricity. A lot of people invest in generators too. You can get a whole house generator that costs between $3K - $5K. That will keep your household nice and comfortable as they keep your AC and your refrigerator running. You can also buy a portable generator that will keep a few things running like a window AC unit and fans, and at the very least you can keep your phone charged. The portable generators are roughly $600 - $1300, but the pro tip for those is to get one at the beginning of hurricane season so you’re not scrambling to find one once a storm gets named and everyone else in town is trying to find one too. Lowe’s and Home Depot can’t keep them on the shelves once a storm gets mentioned on the news. 

 

If you’re from an area that rarely experiences these types of storms, don’t let that deter you from moving to our beautiful area! For the most part, tropical storms and hurricanes aren’t that big of a threat. Having a Hurricane Preparation Checklist that you keep up with is a good way to stay on top of things, so when a storm does roll through you can relax and start planning a party with the neighbors.
